Gutters in Dublin
Dublin grew from a village of 700 to a city of 50,000 between 1970 and 2020, and the housing shows it in layers. Muirfield Village and the streets around the golf course are 1975–1995 homes with cedar or brick, big hip roofs and a lot of inside corners. Llewellyn Farms, Wedgewood, Waterford Village and the neighborhoods along Brand Road are 1985–2000 two-stories. Tartan Fields, Ballantrae and Tartan West are 2000s builds with 3,000-plus square feet of roof. Riverside Drive and the older parts near Historic Dublin have 1950s–70s ranches and colonials under mature trees.
What they have in common is roof area. A two-story in Tartan Fields can put 1,100 square feet of roof onto one back run, and the builder gave that run a single 2x3 downspout at one end. The other end overflows in every July storm, and in winter the run fills with ice from end to end. The most common job we do here is a 1990s two-story in Llewellyn Farms or along Avery Road with white sectional aluminum, seams every ten feet, spike hangers backed out on the north side, and 2x3 downspouts. We take it down, replace any soft fascia at the corners (usually one or two boards), and run new seamless 6-inch aluminum on the long back run and 5-inch elsewhere, all with 3x4 downspouts and hidden hangers, in one day. Muirfield and the hip-roof problem
Muirfield Village homes have a lot of hip roofs, and hip roofs have corners — eight or ten miters on a house that a gable roof would do with four. Every miter is a sealed joint that freeze-thaw works on. If a Muirfield house is dripping at three corners, we reseal; if it's dripping at eight, we're talking about the whole system. The HOA's design standards also cover exterior colors, and we carry the manufacturer's color chart so a replacement matches the existing trim without a committee visit.

Dublin sits on the same glacial clay as the rest of Franklin County, and the lots in Tartan Fields and Ballantrae were graded flat. My Dublin two-story overflows at the back corner every storm. Clog?
Usually not. A long back run with one 2x3 downspout at the far end can't drain a 1,000-square-foot roof in a summer downpour, so it spills at the opposite corner. A second downspout or a 3x4 upgrade is $150–$300 and fixes it; on the biggest roofs we recommend a 6-inch run on that side.
